How does Apartmently make profit?
At Apartmently, we have a unique business model that allows us to generate profit without charging our clients an agency fee. Our approach is to negotiate with property owners to cover the costs typically associated with an agency fee. This allows us to offer our services to renters at no cost to them, while still maintaining a profitable business. In addition, covering the guarantor fee is simply part of our commitment to providing an exceptional customer experience and helping our clients navigate the rental process with ease
How do you find and choose the listings for your database?
At Apartmently, we understand the importance of providing high-quality properties to our clients. To ensure that only the best properties are listed on our platform, we have established a rigorous screening process. This includes visiting each property in person, verifying landlord information and ownership, and conducting thorough background checks. In addition, we regularly solicit feedback from our clients and property owners to continuously improve the quality of the properties listed on our platform. By doing so, we aim to provide a seamless and stress-free experience for our clients in their search for the perfect home.
Are there any hidden fees or costs that clients need to be aware of?
While we aim to provide transparent information to our clients, there may be some additional fees included in the initial fees. These can possibly include a lock replacement fee, which is usually around 20,000 yen, and cleaning fee (about 1000 yen per m²) when moving out, and a must insurance fee, which be around 20,000 yen. However, these fees can vary depending on the property and can be obtained by requesting the initial fee of the specific property you are interested in. Our operator will be happy to share this information with you.
Is the guarantor fee included in the initial fees, and what is a guarantor?
The guarantor fee is not included in the initial fees. Guarantor company acts as a backup in case the tenant is unable to fulfill their financial obligations, such as paying rent. In Japan, it is common for landlords to require a guarantor for rental properties, but Apartmently may be able to offer support in finding a suitable guarantor and covering their fees, as part of our commitment to providing a seamless and cost-effective rental experience.
What is the term of the contract?
Standard rental contracts in Japan usually have a fixed term of two years, with the option to renew for additional periods. Minimum term of the contract is one year.
What are the penalty fees for early contract cancellation?
In most cases, if a tenant terminates their contract within the first year, there is typically a penalty fee equivalent to one month’s rent. However, after living in the property for one year, the tenant may choose to move out by giving one or two months notice, depending on the property, without incurring any cancellation fee.
